Realestate.com.kh Annual Investment & Market Analysis Highlights Phase of Flight to Quality in Cambodia's Condominium Market
Realestate.com.kh has officially released the third edition of its annual ‘Investment & Market Analysis – Cambodia Condo Investment Guide’ for 2026, offering an updated and comprehensive overview of the country’s evolving condominium market.
Building on the previous report published in 2025, this new edition incorporates more recent data, deeper market analysis, and expanded insights designed to help both local and international investors better understand Cambodia’s property landscape.
One of the key takeaways from this year's report is that Cambodia’s condominium market is entering a new phase marked by a clear flight to quality — a phenomenon marked by investors moving away from riskier investments to safer ones. Buyers are increasingly prioritising projects developed by companies with a strong track record and proven delivery history, reflecting growing demand for reliable construction standards and long-term project credibility.
Furthermore, the report shows that investor confidence is overall strengthening, with growing interest from both international and Cambodian buyers. International buyers account for over 75 per cent of purchases, with notable activity from the United States, Russia, Poland and France, while Cambodian buyers account for 22.2 per cent of the market.
“While condos have traditionally attracted foreign investors, 2026 shows increasing interest from Cambodian buyers and renters, driven by shifting lifestyle preferences, a desire for modern amenities, convenience, and independent living,” said Tom O' Sullivan, in his CEO's note.

While Phnom Penh remains the primary hub of condominium development and investment, the report also examines the growing activity in Sihanoukville and Siem Reap, providing a broader perspective on Cambodia’s residential property market.
In addition to market trends and price movements, the report offers practical guidance for foreign investors, including updates on property ownership regulations, legal considerations, visa options, and new administrative systems introduced in Cambodia. These insights are intended to help international buyers navigate the investment process with greater clarity and confidence.
The 2026 report also includes updated rental market data, buyer demographics, and investment performance indicators, providing readers with a clearer picture of demand trends and potential returns across various locations and project types.
To further support investors, the report features practical tools, including ROI examples, buyer checklists, and frequently asked questions, which help readers better evaluate opportunities in Cambodia’s condominium sector.
